Shelby County · Tennessee
Outdoor kitchens in Germantown.
Memphis put dry-rub ribs on the world map, and the buyers who can afford a full custom build concentrate just east of the city, in Germantown and its immediate neighbor Collierville — two separately incorporated, old-money-adjacent suburbs that between them hold Shelby County's deepest bench of high-end properties.

What changes in Germantown
Germantown and Collierville are each their own incorporated city with a building and codes department separate from Memphis proper, and Germantown in particular runs one of the most active HOA landscapes in the state — more than 75 registered neighborhood and homeowners associations inside the city limits, most of which layer their own architectural review on top of the city's building permit.
The dry-rub tradition that made Memphis famous — Charlie Vergos' Rendezvous popularized charcoal-grilled, spice-rubbed ribs in the mid-1950s, and the city has hosted the Memphis in May World Championship Barbecue Cooking Contest every year since 1978 — means nobody in this market needs the case made for wood or charcoal. What they don't have at home is a kitchen built around a real smoker rather than a gas grill with a smoker box bolted on.
Is Germantown part of Memphis, or its own city?
Its own city, with its own building and codes department — Germantown and its neighbor Collierville are both separately incorporated Shelby County suburbs, not Memphis neighborhoods, so permitting for a project in either one goes through that city's own office rather than the City of Memphis.
